Nature takes a serious toll on homes, especially here in the Northeast with out sever temperature changes, wind, rain, and snow. Everyday, wind, sun, rain, snow, ice, insects, and rodents team up to attack our homes. If left alone, homes will fall victim to these natural attackers in no time at all. The key to lowering most major home repair bills due to these natural attackers is early detection, taking preventative measures, and performing routine maintenance.

Estate Management

The outside of a home is not the only place homeowners face maintenance repair bills. The inside of a home is also under constant attack but from a different kind of enemy, people. As we go about our daily lives, we impose wear and tear on our homes. Keeping up with that wear and tear can take a significant amount of time and effort, and be a source of unwanted stress. Unfortunately with our busy lives, it's easy to not have enough time to perform simple internal home maintenance. Sometimes these items may only be a minor nuisance such as a squeaky door, broken outlet, leaky washer hose, or a broken kitchen drawer. However, your vacation home is meant to be a source of fun and relaxation, not a maintenance hassle or a weekend job. Wouldn't it be nice to have someone there to eliminate those types of annoyances and make life a little easier and enjoyable? Holland Home Services thinks so, that's why this program is designed specifically for the busy homeowner and vacation homeowner that does not have the time, tools, skills, or desire to maintain their home. Let Holland Home Services take care of your home so you don't have to.

How the program works

Customers sign up for one year for a low fixes price. Annual payment for program is due with application. Once your application has been approved, a Holland Home Services technician will be dispatched to inspect your home. After a thorough inspection, you will receive a written detailed report based on their findings. To schedule maintenance/repair time with a technician at any time during the term of your subscription, simply call or email your Holland Home Services Estate Program representative and they will dispatch a technician to your home. Technicians will require access to work area.

What is included in the program?

  • Detailed home inspection by a Holland Home Services home technician
  • Written inspection report
  • 20 Hours of on-call service for minor repairs and home maintenance (Mon-Fri 8AM-4PM, holidays and weekends excluded

What types of repair and maintenance is covered by the program?

  • Rot and insect damage repair (limited to non-structural repairs only such as trim, siding, window sills, and non-load bearing structural members)
  • Estate Management
  • Light carpentry
  • Light interior/exterior painting and staining
  • Light masonry (non-load bearing only)
  • Door and window repairs and replacements
  • Broken drawers and cabinet repairs
  • Leaky faucet and hose repairs
  • Toilet seal and flush mechanism repair
  • Replacement of electrical switches and outlets
  • Light bulbs replaced
  • Squeaky doors repaired
  • Loose railings and handholds repaired
  • Doorbells installed/repaired
  • Attic and basement clean out
  • Ceramic tile repairs
  • Hardwood floor repairs (spot repairs only)
  • Door locks replaced
  • Gutters and downspouts cleaned
  • Screen doors repaired
  • Broken or loose decking replaced/repaired
  • Cracks in plaster/sheetrock repaired
  • Caulking of tubs/showers
  • Opening and closing of seasonal homes
  • Inspect homes after severe weather
  • Caulking windows and siding
  • On site to coordinate local deliveries and services
  • Snow plowing

What types of repair and maintenance are not covered by the program, but are available for an extra cost?

  • Major remodeling or home improvements
  • Any work over 3 stories in height or representing a serious risk or health hazard to the technician
  • Any work requiring a permit by the village, city, town, state, or federal government.
  • Any work requiring a state license for the person performing the work (e.g. Electrician, Plumbing, etc.)
  • Estate Management
  • Roofing
  • Major plumbing and electrical system repairs/updates
  • Floor refinishing
  • Asphalt/Paving
  • Excavating
  • Septic and drainage systems
  • Heating and air conditioning systems
  • Lawn and garden
  • Sprinkler systems
  • Home theater and automation systems
  • Appliances
  • Furniture and upholstery other than built-in cabinetry
  • Extermination of insects and rodents

Other items not covered by the program?

  • Certified home inspection
  • All non-maintenance/non-repair activity, including but not limited to movement of personal property, pet feeding, plant watering, etc.

What items are not included in the program price (items will be billed seperately)?

  • Cost of supplies and materials
  • Cost of rental equipment if necessary (tools, dumpsters, etc.)
  • Monthly landscaping, seasonal clean ups
  • Refuse removal

What if you don't think you need a home management contract?

  • You can establish an on call, as needed relationship with Holland Home Services. We can provide any service for a contract price or on a time and materials basis.
